What Is Elastomeric Roof Coating?

What keeps a flat roof on a commercial building from leaking when it rains? Chances are, these structures are protected by an elastomeric roof coating.

In technical terms, an elastomeric roof coating is capable of being stretched to twice its customary length and returning to the original shape. But as a building owner, you’ll rarely pull on these coatings. Instead, you’ll rely on them to form a tight seal that keeps water out.

Which Elastomeric Roof Coating Do You Need?

A traditional home roof lasts for about 20 years. Commercial roofs decay much quicker. Even so, you don’t want to buy something that’s obsolete or unhelpful immediately.

Plenty of elastomeric roof coating options exist, and your contractor can help you choose.

  • Best elastomeric roof coating for flat roof: silicone
This roofing material contains more than 95 percent silicone, which isn’t soluble in water. If your flat roof holds standing water, you’re protected with silicone.
  • Best elastomeric roof coating for cold climates: gray
Elastomeric roof coating colors are limited. But if you’re in a cold place, traditional white will reflect the heat. Gray will absorb it, which could help you cut wintertime heating costs.
  • Best elastomeric roof coating for walking: urethane
If you plan to walk along your roof quite a bit, each step can crack or harm the materials. Urethane can withstand the impact better than some other materials might.
  • Best elastomeric roof coating for small budgets: acrylic
If money is an issue and you’re using a coating as secondary protection, acrylic is a good choice.

Ask for samples from your roofing contractor, and don’t be afraid to visit prior jobsites and look at the roofs in person before you decide.

How to Apply Elastomeric Roof Coatings

Typically, you’ll need a contractor’s help to ensure that your roof is truly protected. Elastomeric coatings can be hard to apply properly.

Your contractor will ensure that your roof has the proper slope for drainage and that the area is clean and dry. Then, the product is applied in a spray pattern and allowed to dry. Your contractor may then perform tests to ensure that it’s working properly.

In some places, your contractor will need a permit before beginning the work. And you may need an inspection when it’s completed too.
